Notices of termination

A notice is served on the tenant. It does not end a tenancy on its own.

Tenant Did Not Pay Rent

When to use it: Rent is late or unpaid.
Then what?: L1 may be next.

Problems, Damage or Too Many People

When to use it: Damage or tenant behaviour.
Then what?: Tenant may get 7 days to fix it.

When to use it: Something illegal in the unit.
Then what?: L2 may be next.

When to use it: Danger or very bad damage.

When to use it: The unit must be empty for work.

Applications

Landlord applications

An application is filed with the Landlord and Tenant Board after the matching notice or event.

Evict for Unpaid Rent

When to use it: N4 time is up. Rent still not paid.
Then what?: The Board sets a hearing.

When to use it: After an N5, N6, N7, N8, N12 or N13.
Then what?: The Board sets a hearing.

When to use it: Tenant said they'd leave, but didn't.

Rent Increases and Agreements

Rent increase notices and tenancy agreements

Rent increase notices and mutual agreements are separate from termination notices and applications.

Notice of Rent Increase

Generally relates to a rent increase for a unit covered by the annual guideline.
